Brand Story

When Greensboro's New Garden Park HOA formed in 1984, its first challenge wasn't landscaping or the budget. It was learning how to govern a brand-new neighborhood. The board turned to a young firm, Association Management Group, Inc. (AMG). Forty years later, AMG is still the management company. 'Board members come and go, but AMG has been our constant,' said Cynthia, HOA board president. 'They don't make our decisions-that's our job as an elected board-but they assist with administration, letting us focus on the big picture.'

Why Many Call AMG the Best Manager in the Carolinas
In 1994, AMG became the first company in the Carolinas to earn the AAMC® (Accredited Association Management Company) stamp-the highest seal of professionalism in HOA/condo management. AMG meets strict standards for experience, ethical practices, financial accountability, and staff expertise-setting it apart as a trusted partner known for supporting long-term community strength and property stewardship.
It's a business model praised by clients and national leaders alike. Dawn Bauman, CEO of the Community Associations Institute (CAI), said, 'AMG is an excellent example of what it means to partner with boards by empowering volunteer leaders and delivering world-class management services. This is the kind of collaboration that creates communities people are proud to call home, where residents truly love where they live.'
'Our mission has always been clear,' said AMG's President, Dacy Cavicchia, PCAM®. 'Boards set vision and direct actions; AMG supports them with custom solutions, reliable systems, transparent reporting, and connections to professional expertise.'
Expert Professional HOA Financial Management and Planning
In Whitsett, NC, board member, Ron, recalled when his community faced an economic downturn and decreasing property values. 'Our board was unclear on decisions about normal expenditures, with no real plan for the future. Then we hired AMG. They talked to us about a Reserve Study and planning ahead; better management of our accounts receivable and late dues; and controlling day-to-day expenses. With their administration, we successfully made it through tough economic times. We are stable now because of AMG.'
Crisis Response and Expert Resources for Community Associations
Erica, a volunteer in a large Charlotte community, remembers the night a sinkhole opened in her neighborhood. 'I thought, 'Well, that's it. Who's going to buy a house near a giant hole in the ground?' AMG stepped in, got engineers, attorneys, and lenders around the same table, and walked the board through it. They didn't tell us what to do, but they kept the wheels turning. Without them, I think some of us would have lost our homes.'
Long-Term Managers Generate High Client Satisfaction
For 40 years, AMG has provided trusted support that evolves with each community's needs. At Greensboro's Woodlea Lake, AMG's role extends beyond HOA board training. 'When a former board president passed away, his family asked May Gayle Mengert, AMS® and AMG cofounder, to give the eulogy,' said board member, O.C. 'That speaks volumes. AMG understands their professional role, but they've been a true friend and partner to our community for decades.'
Several of AMG's longest-standing management ventures began during the developer phase-supporting boards through complex transitions to homeowner leadership. In many, AMG has remained for decades, creating continuity rare in the industry.
Trusted by Real Estate Leaders Across the Carolinas
Beyond HOA board support, AMG's impact is recognized by real estate professionals. 'When AMG manages a community, I believe it enhances property values and buyer confidence,' said Kelly Marks, veteran Realtor and former president of the North Carolina Realtors. 'AMG brings professionalism, stability, and service that demonstrate their understanding of maintaining and improving properties that give owners, buyers, and sellers peace of mind.'
Philanthropy and Education That Strengthen HOA Leadership
Partnership extends beyond management, according to Ms. Mengert. 'AMG invests in its communities through philanthropy, offering college scholarships, supporting important community nonprofits, and providing a popular HOA board education series of helpful guides, podcasts, and seminars to train and inspire effective community leadership.'
Future-Ready: Community Leadership for Today and Tomorrow
Looking ahead, AMG continues to innovate with 24/7 client service, planning support for financial and maintenance needs, digital board training, vendor coordination, conflict resolution tools, and transparent transition support for developer-controlled communities.
'Forty years isn't the finish line-it's a milestone that strengthens our promise to serve with integrity, innovation, and unwavering commitment,' concluded AMG CEO, Paul K. Mengert, PCAM®. Learn more at www.amgworld.com. ...
